What does special property mean?


Extract from the German Condominium Act: 

§ 5 WEG paragraph 1 and 2

(1) The object of the special property shall be the rooms determined in accordance with § 3 (1) as well as the components of the building  belonging to these rooms, which can be changed, removed or inserted without impairing the joint property or a right of another condominium owner based on special property beyond the extent permitted under § 14 or changing the external design of the building.

(2) Parts of the building that are necessary for its existence or security, as well as installations and facilities that serve the joint use of the condominium owners are not subject to special ownership, even if they are located in the area of the rooms in special ownership.
